Most Acton taps run on Acton Water District water — an independent governmental entity, not a department of the Town of Acton. The split sets who you call: meters, curb stops and new service lines are district business; the plumbing and gas permit for a boiler or water heater is filed with the Town of Acton Building Department. The district’s Summer 2026 report counts 26 wells in eight wellfields, each treated at its own wellfield before blending in the mains. A few outer streets remain on private wells that no district report describes.
Treatment is where the wellfields part ways. All eight get aeration, chlorination, fluoridation and pH adjustment, because the raw groundwater runs slightly acidic. Then they diverge: greensand iron-and-manganese filtration at Conant I, Conant II and Bedrock Wells D & E; membrane filtration at Marshall, School Street, Assabet and Kennedy; carbon filtration for PFAS at every wellfield except Clapp/Whitcomb, held for emergency use only. The 2025 numbers are in the water section.
Acton’s houses span three centuries, and the pipe follows. The 1700s and 1800s Colonials of Acton Center, West Acton and South Acton grew by addition, so one basement can hold a cast-iron stack, galvanized supply, mid-century copper and recent PEX. The 1950s–1970s subdivisions add galvanized worth checking. The Route 2 tech corridor drove the 1980s–2010s build-out, and its 1980s streets are where grey polybutylene turns up. North Acton, East Acton and Nagog Woods filled in between 1995 and 2010, and their builder-grade water heaters are reaching the age where replacement is a schedule, not a surprise.
Unless a Town of Acton sewer bill arrives, plan on Title 5 septic. Municipal sewer is confined to the South Acton district built in 2002, which discharges to the Assabet River, plus extensions around Kelley’s Corner and Powder Mill Road; West Acton voted expansion down in 2009. The practical line: drain and vent piping inside the house and out to the foundation is ours to repair, the tank and leach field are a septic contractor’s, and clearing a clog is a drain specialist’s — so tell us whether one fixture or every low fixture is slow.
Natural gas is widespread — National Grid on gas, Eversource on electric — so boilers and hydronic heat, our core heating line, are mostly gas-fired in Acton, and both utilities sponsor Mass Save, heat pump water heaters and gas-to-heat-pump conversions included.
