A boiler transfers heat into water. In a hydronic system, that hot water circulates through baseboards, radiators, or floor tubing and returns to the boiler. A steam boiler instead sends steam to radiators; as the steam gives up its heat, it condenses into water and returns. Those differences affect sizing, controls, maintenance, and replacement options.

If you smell gas, leave the building and call 911 from outside; contact a plumber only after the fire department or gas utility clears the property. The choices below cover combi boilers, standard steam and hot-water boilers, condensing boilers, and radiant floors. Furnace-related work must fit our licensed plumbing and gas scope, with compatibility confirmed by phone. Fuel-gas work is Massachusetts only.

If you smell gas, leave first, call 911 and the gas utility from outside, and stay out until cleared. If a carbon-monoxide alarm sounds, leave immediately and call 911 from outside. Contractor diagnosis begins only after emergency authorities clear the property. If neither emergency sign is present, check whether the whole house or just one zone is cold. Note the thermostat setting, any displayed fault code, unusual sounds, visible leaks, and gauge reading. Take a photo of the display if helpful, without opening covers or touching hot surfaces.

Before resetting anything, check whether the thermostat is off, set to heat, and calling for a temperature above the room’s, and replace its batteries if the display is blank or weak. Look at the normal service switch and labeled breaker, but follow the equipment instructions and do not reset a tripped control repeatedly. Never bypass a safety device or try to relight a burner.

You can look at an accessible vent or condensate outlet from a safe place. Leave climbing, dismantling, and clearing ice to the service visit. Do not use a flame or force ice from the piping.

A failed sensor, ignition part, control, circulator, valve, or accessible pipe can often be repaired when the rest of the system remains serviceable. An older boiler is not automatically a replacement job. The heat exchanger’s condition and available parts matter more than age alone.

Repeated failures, unavailable parts, a damaged heat exchanger, or a poor match to the house can make replacement worth considering. We explain the immediate repair separately from optional equipment or distribution changes, so an urgent problem does not become an unclear renovation proposal.

If replacement is the right call, heating installation starts with a heat-loss and distribution check: how much heat the house needs, and whether the existing radiators, baseboard, or radiant zones can deliver it with the new equipment.

Boiler maintenance starts with the manufacturer’s schedule, the model, fuel, service history, and warranty requirements. Depending on the equipment, the agreed service can include combustion checks, venting and condensate inspection, controls, circulation, and visible leaks. Steam and hot-water systems need different checks. Tell us about pressure changes, new noises, or cold rooms when booking; a recurring fault may need diagnosis beyond routine maintenance.

Review service-plan coverage and the waived dispatch fee benefit. Plan benefits do not waive the off-hours emergency callout fee.
